Sustainable Landscaping For Dummies (For Dummies (Home & Garden))

A recently released report cites that approximately 30 percent of the increase in a home’s sale value is accounted for by added tree cover. The results show that each $1.00 invested in upgrading an average landscape to excellent quality returns $1.35 in added property value. While most homeowners know that landscape is a big draw for buyers, they are unsure of how much and what kinds of landscaping affect the property value.

The study also reports that general tree cover adds 2 percent to 9 percent to the value of existing homes and 7 percent for new construction on tree-covered lots. Just a single tree can add up to 2 percent to the property value, according to the study. Hedges, walls, landscaped curbs, and dense vegetation can each add 2 percent to 4 percent to the property value. And if your home has more trees than nearby homes, the value shoots up by about 7 percent. Sophisticated designs in landscape affect property value in a very positive way. (more…)

Rent to Own: Use Your Rent Money to Get Started Owning Real Estate

With buyers scarce and financing tight, some home sellers are offering rent-to-buy options to potential buyers. In fact, there’s been enough of a spike in interest that ForSaleByOwner.com added it as a search option on the site, says spokesman Eric Mangan.

These deals, also called rent-to-own and lease-option, usually require buyers to pay extra rents each month plus up-front fees of about 5% of the purchase price. The regular rent then goes in owner’s pocket (presumably to pay the mortgage), but the additional payments are used to buy down the price of the home. (more…)

Protect Yourself from Real Estate and Mortgage Fraud: Preserving the American Dream of Homeownership

The ongoing mortgage foreclosure crisis has sparked a cottage industry of so-called “foreclosure rescue” companies. But advocates and government officials warn that a significant number are little more than fraudulent operations designed to separate distressed homeowners from their money, and sometimes their houses as well.

Because of the role the mortgage industry plays in the nation’s economy and the types of crimes mortgage fraud represents, these companies have even drawn scrutiny from the FBI. The feds currently have nearly 2,350 mortgage fraud cases, up almost 400 percent from five years ago.

Even for wary consumers, it may be hard to tell if the line being thrown by a company will sink you. A letter sent out earlier this month by Bridgewater, N.J.-based Financial Solutions Today LLC is a good example of the difficulty assessing a company. The letter is designed to resemble a W-2 or other form from the Internal Revenue Service, with boxes across the top and a similar typeface. (more…)

What Your Realtor, Loan Officer and Appraiser Forgot to Tell You!: A Guide for First Time Home Buyers

Although prices have dropped precipitously, there is still one big obstacle for many first-time house hunters looking to take advantage of the market and that’s cash for down payments. The typical first-time buyer has only saved enough to cover 4% of the purchase price, according to the National Association of Realtors.

As part of the stimulus package, Congress created a refundable first-time homebuyers tax credit in hopes of helping on-the-fence buyers to take the home-purchase plunge. But buyers couldn’t collect the $8,000 credit until tax time, rather than at closing time - when it’s needed.

Now the U.S. Department of Housing and Urban Development is planning to change that. The agency is working on a plan that will allow Federal Housing Authority-approved lenders to provide buyers with the tax credit cash up front. (more…)

Rethinking Federal Housing Policy: How to Make Housing Plentiful and Affordable

The Obama administration expanded its $50 billion mortgage aid program on Thursday, announcing new measures that would help homeowners avoid a foreclosure if they don’t qualify for other assistance.

The new initiatives are expected to streamline the process of selling a home that is worth less than the mortgage, or transfer ownership of a home to the lender. Both options will still ding the homeowner’s credit score, but less than a foreclosure.

Treasury Secretary Timothy Geithner and Housing and Urban Development Secretary Shaun Donovan held a press conference Thursday with borrowers who saved their homes through the government’s mortgage aid program called Making Home Affordable. (more…)
