Homeowner Resolutions For The New Year
Join the nearly 18 percent of Americans who say they’ve resolved to become a first-time homebuyer in 2010, according to a new Move.com survey. That’s both a smart move and a timely one. Mortgage rates are at record lows, prices are down and the $8,000 first-time home buyer tax credit has been extended until April 30, 2010. It’s also been expanded to include a $6,500 tax credit to move-up buyers.
More than 15 percent of those who responded to the survey said saving money to purchase a new home is their top real estate resolution for the New Year. Resolve with them to learn the best way to budget, plan ahead and save money.
Nearly 40 percent say No. 1 on their list of resolutions is starting a home improvement. Cheap home equity money should help them not only start, but also complete the job. Calabasas, CA-based Informa Research Services found home equity lines of credit (HELOCs) for $50,000, with an 80 percent loan-to-value note, were available in early December at an average variable rate of 4.98 percent. The Tax Extender Act
Real estate investors are facing a squeeze play on Capitol Hill, with important tax incentives nearing an end-of-the-year deadline.
Last week the House approved what’s known as the Tax Extender Act, a Christmas tree bill filled with nearly 50 tax program extensions beyond their December 31st scheduled expiration date.
Two of the extenders are especially significant for investment real estate: First is the so-called “leasehold improvements” provision, which allows owners of commercial, retail, hotel and office buildings — large and small — to use an accelerated 15-year depreciation schedule in writing off renovations and upgrades they make to their real estate.
The House bill extends favorable leasehold writeoffs for another year. (more…)

Government’s Mortgage Relief Reaches Few
Just over 31,000 homeowners have received permanent loan modifications since March under the Obama administration’s mortgage relief plan, spotlighting some of the program’s failures.
Among big lenders, Bank of America Corp. had the worst results. The nation’s largest lender had only completed 98 modifications for the 160,000 borrowers who had signed up by the end of November. GMAC Mortgage had the most of any lender, just 7,100. (more…)

For Many, Nesting Taking The Place Of Flipping
If flippers were the poster children of the real estate boom, then nesters are becoming the icons of the new housing market. “We saw a nesting reaction after 9/11, but we’re seeing a stronger nesting reaction now,” said Bob Peterson, president of ABD Design/Build in Ft. Collins Colo. People who have the money are fixing up what they have.”
A proportionally bigger share of the home construction dollar — 20% more during the first three quarters of 2009 compared with the same period last year — now goes to home improvements, according to the U.S. Census Bureau. In October, remodeling spending increased 8.7% compared with September to an annualized rate of $114 billion. (more…)
